Fund Highlights

Collaboration combined with broad and extensive experience
The fund is managed by our Real Estate investment team1—a specialized group of real estate professionals led by Portfolio Manager, Ted Bigman. Each team member has a different area of expertise, but all are involved in each stage of the investment process.

Integrated top-down and bottom-up approach
Investment decisions for the fund combine top-down macroeconomic analysis and sector allocation with rigorous bottom-up fundamental research. Central to our approach is a focus on underlying commercial property values, or a company’s true net asset value (NAV). Our top-down views are implemented only when our bottom-up assessment of a company’s NAV supports it.

Portfolio Diversification
With a low correlation to other asset classes, investments in Real Estate can offset downturns in the performance of equities, fixed income and cash equivalents, while potentially enhancing return and reducing risk.

1 Team members may change without notice from time to time.

The fund is closed to new investors, with limited exceptions. The fund will continue to offer its shares to existing shareholders.

Risk Considerations

There is no assurance that a mutual fund will achieve its investment objective. Funds are subject to market risk, which is the possibility that the market values of securities owned by the fund will decline and that the value of fund shares may therefore be less than what you paid for them. Accordingly, you can lose money investing in this fund. Please be aware that this fund may be subject to certain additional risks. Real estate and REITs. In addition to the general risks associated with real-estate investment, REIT investing entails other risks, such as credit and interest-rate risk. Nondiversification. Because this fund expects to hold a concentrated portfolio of a limited number of securities, a decline in the value of these investments would cause the fund's overall value to decline to a greater degree than a less concentrated portfolio. Other risks associated with investing in the fund include Foreign and emerging markets.
